@ John Rogers i too found this video very helpful to show how to get the Lead/Property Information Sheet correctly filled out. after seeing the video how has your Virtual Assistant worked out?
@ Matthew Hell i cannot imagine that Elsa doesn’t show this video to the VA’s. it gives such precise and clear instructions on what is needed and how to get it done
You can locate the form under your Resource section, Ron LeGrand’s Real Estate Forms and Agreements, Control Without Ownership and Lead Property Information sheet. Hope that helps!
@ Tom Pratto you got it Tom Ron made the form easy to read easy to fill out and in the form of the questions they need to ask It’s a plug and play form

Great training. I return to this lesson often to make sure I am not missing anything. I hope to hire my first VA soon and this will be a great training video to direct them to.
Great reminders about exactly what you’re working to get your VA to accomplish. I definitely need to go back and give mine some help on completing everything and why it’s important.
Also, I really appreciate some of the subtleties that Ron explains, like when to call and what message to leave after the 3rd attempt if they haven’t been getting back to you.
Great info. Are there any scripts on the initial contact with the seller? Say you/VA are calling on a fsbo ad, I asssume you don’t just immediately go into asking for their mortgage info?? Do you first ask if they are willing to sell via lease option, then go into the lead sheet?
Elliot…Do you have to purchase the pretty house terms course before you pay for Rons VA ? What if we already have the course or obtained it by other means?
Very good training video. Just one question: If the Property Owner asks my VA to explain what a Lease Purchase is, what is a quick, concise answer for them to give to the Owner?
Thanks in advance for your answer!
Knowing what information the VA is getting and why is helpful for me, too. It helps me know what information I still need to get, and your scripts give great guidelines on how to get it.
Ron- What you provide is priceless! You are by far and away the best wealth, success and real estate investing teacher, trainer, and mentor. I feel like I getting a masters degree and the highest entrepreneur education available today. I feel so fortunate that I was led to you and your amazing offer to get started for $1.00! I have learned more in the short time since I signed up 1 month ago than in years of other training! This isn’t just about real estate success, this is about life success! You bet I am staying on as a member of The Gold Club! Going to your training this month in NC.for continuing education. Can’t wait to see where I am in the next month because I know that following your lead is going to take me very far! Thank you!!
hi Ron, this info is outstanding and very helpful for a VA and myself to start calling FSBOs. So if I started with wholesaling, then therefore I would just look at the ‘cash buyer’ option exit using your PAM sheet, correct? Is there a good system to start with before jumping on board with your pricier VA services? Maybe iflip or something to manage the process? thanks.
Key information is collected from sellers and determines whether or not to call back the sellers to negotiate a deal. Stars on the sheet indicate critical information that must be obtained to impact decision making. The key information includes “asking price”, “estimated appraised value”, “outstanding debt”, and PITI along with current status of the loan. The middle section of the lead sheet breaks down into 3 categories: A.) those sellers who would sell at the current level of debt (where the Asking Price is within $35,000 of the loan), which might indicate taking “subject to” or a wrap. B.) Where the seller has over $35K in equity, they are asked whether they would consider a lease purchase deal. C.) If the house is Free and Clear, the seller is asked whether they would provide seller financing or accept a lease purchase and take monthly payments. Some additional information includes reason for selling, whether house is vacant, if house is listed, and anticipated “move date”. There are also a few descriptive questions and a place for some notes on the phone call regarding the seller.
Thanks! Ron
Thanks
You made it very clear on how to fill the form out correctly . Thank you

Awesome video Ron thanks!
Make sure to attend the VA training seminar with Elsa, then you know what they know and don’t know.
Looking forward to the event of the century. My head should be full when I leave there.
fantastic!!! Thank you!!
I love it!
This is nice and in depth to teach your VA to do what you want. Make sure they are doing what you want to because you can fire them at anytime.
Train them just like you would like to be taught and your VA should work out just fine.
Best of luck.

Brianna, have you found the info you are looking for? I can’t find it anywhere.
A script for the VA upon placing the initial call to the FSBO seller before getting to collecting all the info required to make a deal?
The property information sheet is CRITICAL for success.
I have the same question as Brianna Jackson.
You can find all the scripts you might need on your Gold Club site. They’re organized by the course to which they relate, but feel free to browse!
https://www.ronsgoldclub.com/category/resources/scripts
There are no scripts that cover the intia call to the seller at the link you provided.
I have the same question and as Joe V. stated there is no script to cover the initial call to the seller with lead property sheet.
yes, there is a video on how to fill out the sheet but no script on how to begin conversation
VA is the way to go.
anyone have a list of good VA sites we should use?
Just Go To Linkin Or Twitter You Will Find Plenty.
I like mine
Thanks for the video. This will save me training time for my VA. How many do you expect your VA to complete per 8 hours when you pay them hourly?
Does The VA’s Have These Forms?
They sure do!
How Much is the Cost to use your VA’S
Paul,
Getting an Eagle VA is just another level of Gold Club membership. You can find all the details about the different levels here:

Elliot…Do you have to purchase the pretty house terms course before you pay for Rons VA ? What if we already have the course or obtained it by other means?
Maybe FIVER.
This is the video training script I needed! I’m tying to call FSBO’s till I can get that first check then go completely Automated.
Good video. I see the Lead Property info sheet currently used is a little different tho. Tx!
Thank You Mr. LeGrand,
I cannot wait to get my own VA’s to get these filled out for me; I love the NEW Lead sheets!
Tod Webb
Anderson, Indiana
I love the video. I noticed the current sheet is a little different too. The first box doesn’t have the questions to ask if the seller says no.
Thanks Ron! You make things simple to comprehend.
Appreciate the explanation of this form. Good instruction for VA’s
Great info!
Very good training video. Just one question: If the Property Owner asks my VA to explain what a Lease Purchase is, what is a quick, concise answer for them to give to the Owner?
Thanks in advance for your answer!
Thanks for continuing to update the forms for us and making them more user friendly each time.
Has this worked for you? Are you using the FSBOs leads Ron provides?
Knowing what information the VA is getting and why is helpful for me, too. It helps me know what information I still need to get, and your scripts give great guidelines on how to get it.
Thx Ron! Great explanation!
Outstanding! Ready to start calling FSBO!
