    Great video. This Form is much more detailed than the Form in the Pretty House Cash Flow System Book. Where can I fine the new Form?

    This is nice and in depth to teach your VA to do what you want. Make sure they are doing what you want to because you can fire them at anytime.

    Train them just like you would like to be taught and your VA should work out just fine.

    Great info. Are there any scripts on the initial contact with the seller? Say you/VA are calling on a fsbo ad, I asssume you don’t just immediately go into asking for their mortgage info?? Do you first ask if they are willing to sell via lease option, then go into the lead sheet?

    hi Ron, this info is outstanding and very helpful for a VA and myself to start calling FSBOs. So if I started with wholesaling, then therefore I would just look at the ‘cash buyer’ option exit using your PAM sheet, correct? Is there a good system to start with before jumping on board with your pricier VA services? Maybe iflip or something to manage the process? thanks.

    Key information is collected from sellers and determines whether or not to call back the sellers to negotiate a deal. Stars on the sheet indicate critical information that must be obtained to impact decision making. The key information includes “asking price”, “estimated appraised value”, “outstanding debt”, and PITI along with current status of the loan. The middle section of the lead sheet breaks down into 3 categories: A.) those sellers who would sell at the current level of debt (where the Asking Price is within $35,000 of the loan), which might indicate taking “subject to” or a wrap. B.) Where the seller has over $35K in equity, they are asked whether they would consider a lease purchase deal. C.) If the house is Free and Clear, the seller is asked whether they would provide seller financing or accept a lease purchase and take monthly payments. Some additional information includes reason for selling, whether house is vacant, if house is listed, and anticipated “move date”. There are also a few descriptive questions and a place for some notes on the phone call regarding the seller.
