Four Leads That Turned Into Deals

I closed on four deals sourced by my Gold Club Virtual Assistant! Here are the details:

I bought the first house by taking over the debt and gave the seller a few thousand on top for a total purchase price of approximately $60,000! It was my very first subject-to deal ever. I had sold it on lease purchase last year for $85,000 and last week was able to collect the remainder ($3,500) of the down payment since my tenant-buyer got their taxes back! So now I have my total $4,500 down and about $141/mo cash flow!

The next house was a lovely home in a lovely area. It needed some work. I took over the debt of $164,000 and caught up some taxes on it. I just got a non-refundable option deposit last week for $3,500 with $6,500 more to come for a total of $10,000! My payment is a little over $1,150/mo, and my tenant-buyer has agreed to pay me $1,700/mo creating over $500/mo cash flow!

The third house I bought a few weeks ago. I took over the debt of $58,000 and just got a $1,000 deposit to hold it with $2,000 more coming. That’s $3,000 down and their purchase price from me is $87,700.

On the fourth house I took over the debt of $118,000 on this 3 bedroom, 2 bathroom house that needs some work. I caught up payments, and now my payment is less than $760/mo. I collected $600 to get the background check started. They are giving me a total of $2,000 down, $1,200/mo for a $400 cash flow, and their purchase price from me is $140,000.

I thank the Lord for this opportunity. I love it!!!

    hi guys, this sounds really impressive and you are on a roll. May I ask if this works better in some regions and how many terms accepting property info sheets you received per hour or billing? How many leads did you process each month using the VAs?

    What is the criteria do y’all give VA that’s worked well? I never get any luck for Subject To leads From gold club leads. I think I sent the criteria sheet to the VAs only 300k and higher if I remember correctly. Over a year ago I sent to them when it was a requirement to send them when I started VA service. I think the reason I said 300K and higher was bc I remember Ron mentioning with terms you only want 200 or higher. But now I think I am limiting all cheap wholesale deals I could be doing
