    How important is this calculation for wholesaling or flipping? Does it apply only when you want to retain the property?

      This form is not for analyzing properties, this form is for analyzing your normal monthly expenses. Wholesaling vs flipping is an exit strategy that you have to determine based on your current cash flow situation. You may get a bigger payoff from renovating and flipping yourself, but you may need the $ NOW which would normally be a lesser amount, so you would use the wholesaling instead

    This form is good, but with 3 minutes more, adding formulas, this form will self calculate as number are entered. I use excel all the time and if someone is in need of how to make excel “work for you” just let me know. Before Excel, I used Lotus and where I worked was called the “Lotus Master”. It made me want to shave my head and grow a long mustache.

      Also,I am not sure how lines 34, 35, and 36 play a part in the spreadsheet.

      It would be nice to see a sample of this spreadsheet filled in with some commentary on the non-obvious items and how they play a part in the analysis.

      Maybe there are some calculations that need to be added at the bottom for decision making.
