Casey and I just wanted to give you a quick update of some of the celebrations we have had just in the last couple of weeks.
We have contracted with 4 Real Estate Assistants and 2 of them are taking off like gangbusters! I have several more voice mails to return for another potential class of Assistants as well!
We have automated through form programming our lead sheets and they are coming into us now filled in electronically. Sounds small, but SO much easier on our eyes and we can more quickly analyze the deals when we do not have to decipher handwriting from so many different team members. We still have our Associates going as well. They are folks who really want to launch their RE business vs the Assistants that want to be part of ours. Different commission plans, of course, but pretty much same responsibilities with a few exceptions.
Last week, we closed a deal in one of our Subject To properties with a Buyer/Tenant that paid us $10,000.00 NROC! God brought them just in time as we were obligated to the first payment on the Subject To side! Way cool!!! We will have a cash flow of about $283.00 per month and a really nice payday at the end if they exercise their option!
Also last week, we closed a Subject To deal on a huge home on a hilltop that needs a lot of love. We will be selling it on a Work For Equity program. Some Buyer/Tenant is going to get a heck of a deal from us and we will make out big on the back side as well! We made the Subject To offer 6 months ago and they turned it down. Now, after an unsuccessful run at listing the property with a realtor, they called us and asked us if we were still interested. Not only did we get the deed, they are making the payments and paying all utilities until we find a W-F-E Buyer/Tenant! Now that is a motivated seller:)
This week, we just closed on one of our WIGGs – (Work for Equity, Income Producing, Golden Goose properties). We bought it at auction for $9,600.00 and put a little money into curb appeal clean up. We just sold it on a land contract for $50,000.00 at 8.204% interest for 10 years to the sister of a contractor who has a great plan in place to fix it up. Pure cash flow every month from the payment!
Tomorrow night, we are taking title to another Subject To property that we anticipate will cash flow $280.00 per month with a chunk at the end. Cool part about this is it is the mother of one of our satisfied Buyer/Tenants in another one of our Subject To properties! The seller even gave us a referral for a potential B/T who wanted to buy the house before when it was listed but the deal fell through!
As I was typing this, Casey just hollered in from his office and told me one of our new Assistants just got her first ACTS deal!
We are spinning in circles in our office doing our happy dances!!!! 🙂
