Here’s the story:
I had clients that needed a place to move in while I was working on completing their short sale and this house was for lease on the MLS. The listing agent, however, never returned any of my calls so after a couple weeks I researched the owner and took a letter to his house indicating I had clients that wanted to lease but his agent was MIA. He called me back and said his agent was worthless and that I could take over the listing.
Meanwhile, my client’s short sale fell through so they couldn’t move around the same time I enrolled in Ron’s Gold Club and somehow stumbled on to the ACTS concept. I didn’t fully understand it but I knew there was more money there than what an agent would make leasing a house.
When I finally got the appointment to discuss paperwork with the owner, I took an ACTS lease and letter of intent with me and told him that a lease option was a far superior method than just leasing because of the pride of potential ownership. To my surprise, he did not even hesitate and signed the lease that night. I had to wait about 2 weeks for him to do some painting and cleaning and then I used craigslist and pointer signs to market the property. I think it only took three days to get a tenant buyer and maybe seven days total to close. I made about $5,000.
I’m currently training my VA and hope to get 2-3 leads per week before January is over.
If I can get another deal discovered and closed before the end of January, I plan to come to Jacksonville for the Paper Power Boot Camp.
