Should I get a Mentor?
I attended Quick Start with Ron last September. Best decision I ever made!!
Should I get a Mentor?
Well I thought about this for about a minute and decided that ONE deal over the next 6 months would pay for it. So I signed on. Next best decision I ever made!!!
Since signing up with a mentor I have gotten TWO deals, both with ZERO down.
None of my own money and no credit needed,
One is a contract for deed and one purchased “Subject to…”
Both properties have renters until spring and both currently cash flow!!!
I plan to Lease Purchase both properties in the spring.
Here are the numbers on my first deal.
I purchased the property for $165,00, Taking over the loan payments and paying seller $15,000 at the back end.
PROPERTY #1. INFO: | EXIT PLAN | RESULT | |||||
---|---|---|---|---|---|---|---|
Purchase | $165,000 | ARV | $230,000 | ||||
LOAN | $150,000 | DEPOSIT | $10,000 | CASH NOW | $10,000 | ||
PAYMENT | $1,3000 PITI | PAYMENT | $16,000 | CASH FLOW | $3,600/ Year | ||
CASH LATER | $55,000 |
Turned out it was a no brainer…having a mentor has been an awesome and profitable decision.
Thanks to my Mentor, Todd Foster, I was able to structure the deals well at the front end and I was able to navigate the paperwork to get to the end of the deal with ease.
And of course, thank you Ron LeGrand.
Dec Barry
congratulations
This is a true testimony of the power of a mentor! It is so much easier when you are not doing it alone! Thanks for sharing your story and experience!
