Dear Mentors!!
I am holding my first check in hand, and it’s telling all the naysayers in my life to “Shut up!” and it’s relaying a message to me from you guys saying, “I told you so!” I came across this crumby little trailer, which I got under contract for 60K as an option to purchase. I found that it was not bank financeable at all, so I didn’t have a lot of hope that I could pull it together, but I gave it a shot just to see what the market would bring. Well, I put the word out that I was selling for 70K, and the market brought me a lease option buyer with 45K down!! Well, I ended up discounting my purchase down to 50K for problems I found in the house, but I wasn’t quite able to make this make sense just yet. Then I realized that once I purchase the house, it would be free and clear, and I could get a small loan from a private lender to cover the difference so that I could just get paid up front. Well, that is just what I did! I cashed out the seller, have a private lender who has first position on the house, have a lease option buyer in the house now making repairs and showing a tenant-buyer mentality, and I got paid about 20K minus closing fees. I did virtually no repairs to the property. The biggest thing that I learned is that I can help other people solve problems and create a real win-win solutions, and get paid for it! I also learned that the biggest thing in the way of my success was not my lack of experience, but my lack of action! Between Ron’s training, and my mentor’s scripts and detailed plans, experience wasn’t actually much of an issue. I now intend to be very action oriented as I continue to progress in my business.
