Millionaires in the Making – Phil and Cindy Salazar

What can we say…scripts, scripts, scripts!! We love them, and we don’t know what we’d do without them! After we watched our mentors in action on the phone reading their own scripts live with sellers at Ron LeGrand’s 3-day “Quick Start Real Estate” school, we bought their “What to Say” system that day and then signed up for the mentorship program with them!

We depend on the scripts so much that I made copies of all the main scripts we frequently use in the binders and compiled them into one thin binder of scripts only. I have labeled tabs to easily find the script for the call we are on. We’ve made it a habit to carry this one binder with us, and it’s sitting out and accessible at all times.

When we first started doing real estate the Ron LeGrand way, one or the other of us would pick up the phone and get caught off guard with a seller, muddling around trying to get control of the conversation. The other one listening would put the script book in front of the one on the phone, opened to the appropriate page and get them back on track. It was a lifesaver!!!! Yes, it’s true like Ron says that, “It’s endearing; just muddle through it, your hems & haws will put the seller at ease that you’re non-intimidating and not going to take advantage of them” (and believe me, we do our share of hems & haws), but eventually you need to get to the point. And, if you just follow the scripts, you get and give all the information to make it a successful call.

It is much easier to guide the seller through the information we need to give them, and not forget anything if you have a script to read because they are concise, clear, non-intimidating, matter-of-fact explanations of the solutions we offer. It also helps to keep things to-the-point and not waste time or “paint yourself into a corner” by bringing up things that could create confusion or more questions that you can’t answer.

Scripts give you confidence to make the call! When it was my turn (Cindy) to make the calls, there was no way I would pick up the phone without the scripts in front of me. I already had an idea before calling what the strategy would probably be, but more than once in the middle of the call I realized that it switched to a different strategy! I don’t know how your mind works, but with mine the gears start grinding! It’s great to just turn to the script for that strategy, shift gears, and read it!

    As an idea for a moderator, the scripts are a lifesaver, buy if you laid them out in a flowchart like the PI sheet is, it would make it so much easier when starting out

    i have purchased a script holder for my desk. it’s a Durable Instaview desktop referance system I got on Amazon for $39.00.It allows you to arrange all your scripts in order in tabbed pages for easy access as yyou require through the call process. No fumbling pages on your desk top or searching through a binder for the right one. Just flip over to the appropiate page and seamlessly continue with the flow of conversation and nobody knows you are reading. I have a PI sheet on the desk and this allows me to fill in all the required spaces while the scripts are off the desktop out the way while I read. There are many styles available, choose one that suits your needs.
