Having a VA has jump started my real estate investing business. It allows me to concentrate on the really motivated sellers and not the “time wasters.” I used to be a rental slave. I say slave because I was a slave to my business.
After I finished my “Ron LeGrand Education,” I have converted most of my rentals into either owner financing or lease purchases, all with down payments and with the understanding the tenant is responsible for their own repairs and maintenance. My cash flow has tripled and I have no bills and a nice savings account! I quit my $100,000+ a year job two months ago and now I have a life!
My VA is very professional and brings me some good leads every month. I have purchased 7 properties since March 2015 and leased 2 more properties from her leads. Each came with a nice down payment.
My latest prize is 122 Huntley Drive, Kathleen, GA. My VA sourced this one and sent me the Property Information Sheet with a “Yes” on the lease question. I contacted the owner, met with her and leased the property for $950 month for three years starting 30 days after she moved out with no deposit with an option to purchase the property for $131,800. The balance is reduced $200 each month.
I quickly found a tenant buyer that paid me $10,000 down, $1250 month, two year lease with an option to purchase for $149,900.
