I wanted to give you an update as to my start in the pretty house business.

Working with the my mentors has been excellent. They are keeping me on track and pushing me to find more deals faster. I am a licensed Realtor and have done some wholesaling and rehabbing in the past, but I was throwing away the no equity deals that I could have easily made money on.

I jumped in quick and locked up a house within the first 7 days after the class. The home was worth about $135,000 and the seller owed $134,000 and had no money to come to the table. I wouldn’t have considered this deal even as a listing. I spoke to my mentos, my HIGH energy consultants, and they walked me through the process to move towards an ACTS transaction. I was able to find a buyer that fortunately had cash and purchased the home for $148,000. The market here in Houston is so great right now the buyer didn’t even consider doing an appraisal. The buyer had made offers on more than 5 houses and was frustrated at not getting any of them. There was a Realtor on the buyer’s side and I covered the closing cost, which enabled me to walk away with about $4,400.

Though this deal did not turn out to be an ACTS program as intended, it was one that made me $4400 that I would have passed over as an investor and even a Realtor. This single deal paid for my training!

With my mentors, pushing me to find more deals, I was able to contract two more deals over the following 30 days that were even better. I wholesaled the following properties. The first one was a property that had major issues and mold. I wrote the option contract for $115k and assigned the property for $145k allowing me to make a $30,000 assignment fee. The second deal was almost as good. I contracted the house for $65,000 and advertised it for $85,000 and ended up getting multiple offers and a bidding war. I finally agreed to an $89,000 sales price, making me a $24,000 assignment fee.

You have opened the eyes to an experienced investor and Realtor for more possibilities than I could have ever imagined.
