Just letting you know I made my 1st deal. I finally got the guts to pull the trigger. The deal was a wholesale deal that actually was purchased by a desperate couple who needed housing of any kind. This house wasn’t too ugly, but needed some work on it.
They agreed to the $20,000 price tag without a quibble and handed me $1,000 down (in cash) immediately. What was I to do, but take it.
Here’s how it went down.
I bought the property for $5,000. He was asking $15,000. I tied it up for 30 days with $10. I had to extend the close date for another month (no deposit was necessary).
The day after renewing, my couple answered my Handy Man Special ad. We met that afternoon, and they handed me the down payment and a land contract for $20,000. I went to the owner of the property who had agreed to take $5,000 cash for the property and renegotiated for a $500 down and 2 yrs. to pay the deal at 5% interest and $197.42 a month.
I had obtained from the buyers a $19,000 sandwich land contract for $454.98 a month giving me a $257.56 a month spread, enabling me to pay off my mortgage in one year (if I choose) and have a monthly income for 3 yrs. of $454.98 (unless they pay it off early), which I would delight in.
My net profit is $17,122.00. It takes me all year to make that at my age of 66 years.
I’ve spent about $6,000.00 and 5 yrs. getting to this point in investing. It’s difficult to say the least when you’re only bringing in enough to get by. This deal was enough to pay for all the training material I bought plus the lost adv.,title, ckg., gas dollars and time spent learning the ropes.
I made a lot of mistakes and have asked forgiveness several times from professionals in their fields. I learned a lot from this first deal and will be better prepared for the next. I may be slow but, I am tenacious. I felt like giving up several times, but kept thinking, I have no retirement funds, and the old body is wearing out, so physical labor is no longer an option for me.
Besides, the thrill I got from doing this deal makes me feel alive again. Thanks Ron, and forgive me for ever doubting you.

As I read this story I think of all the people I see around me who are your age and older. So many of them feel trapped and instead of trying to change their lives I overhear them quoting the media and the government talking heads about how they are doomed and stuck. Congratulations to you and to the “new” future you are creating! Maybe you will inspire others who feel they have no options to follow your lead.
