Great examples of deals to do and 1 not to do at the end. That’s a good question to ask of everything in your life, “Is this a good use of my time?” I feel especially in the beginning when we’re training our brain to do the productive thing not to do piddly deals in the name of ‘practice’…because we want to practice being proactive and successful, not practicing doing time waster deals. This isn’t dress rehearsal…this is the real deal. 🙂
That’s good to know that it’s harder to put Tenant Buyers in Duplexes because 1 of them has to be responsible for all repairs for both units…This small deal isn’t worth the time…There are bigger easier deals that can be much more lucrative. Perhaps if it’s in a vacation town or college town, it would make sense to do an AirBNB…but definitely not in Indianapolis.
I wonder if the last deal w/ PAL would be a good wholesale candidate?
