Weekly Lesson – How to Use a VA

Ron’s weekly lesson this week is all about how to properly use a Virtual Assistant. With production direction, a VA can take care of the day-to-day tasks that you can’t ignore. Every day tasks like calling leads and filling out lead property information sheets have to be done or you don’t have a business, but that does not mean they have to be done by you!     For those wondering the numbers, for my first 25 hours, I’ve uploaded a total of 527 leads. 248 have been “closed”, meaning they either said yes, no or didn’t answer after 3 attempts.

    I have had 17 people tell them yes. Of those 17, I have still not been able to make a deal, I have a few that I am still trying to work on. One wants an exorbitant high down payment, a few have been listed, a few weren’t really interested, they just were looking for someone to buy their house for cash.

    The only deal that might work is someone that got over their head for a rehab project, but is willing to sell the house subject to, I just need to make sure the deal actually makes sense.

    I have run out of hours and need to buy more, I only had them make calls for me. I would say that they were much more efficient at calls then non-US based VAs I have hired in the past and I like the notes in the PI sheet.

    Unfortunately, in the numbers game, it takes a lot of numbers.

    I love what Joy and my VA Team are doing. I’ve used the service for a few weeks now. No deals but have talked to a couple of sellers and used DREAMS to follow up.

    Ron is right about how many people simply won’t answer their phone nor call back. I’m sure things will be changing because of what’s going on in the economy these days.

    Have a VA is essential as investors get prepared for the influx of sellers who will need to sell their homes.

    i hired your VAs, but i also wanted to call a few myself, just to see. oh my, i am happy to pay the VAs. i did not enjoy 1 thing about it
