  1. Eric Asomugha says:

How about if I register the property on my LLC and not on my name, what will happen if the scenario you explained happen?

  2. Dorothy Roberts says:

What about us newbies that have no money for an LLC. Should I take title in a land trust, and wait till I have a check or two to form an LLC. The property will already be in a land trust, then do I just change the name of the trustee when the LLC is formed? Just saying most newbies don’t have attorneys fees, LLC costs plus the money to take title in Land Trust.

This method doesn’t seem to apply to real estate in Washington state.

  13. Mgr Investments, Llc says:

It is a good way to shield the owner but a good attorney may find it and it and as it is a revocable trust, they can make you take out to include in lawsuit. Not an absolute protection, but worth doing anyway

Man, I need to follow up on this. As he says we have to CYA! I sure don’t want someone to take everything away. This seems like a great way to protect yourself from predatory lawsuits. Need more information on this!

  27. LaDonia Frierson says:

This lesson is on point. Questions: can I take a seller’s home, place in a trust with my LLC as trustee but still hv the seller as beneficiary until the home is sold? Options from here would be: change the trustee to new owners & they choose their beneficiary(new trust) OR simply remove from trust since it is sold?
With my LLC as trustee, this still gives me rights to “sell”?

  28. Mark Morgan says:

simple but powerful thanks for the great information Ron.

Good start to stop taking title to properties in our own names…take in Land Trust instead.

  31. Bella Chartrand says:

Very smart to put each house in each individual land trust so a judgement against you won’t attach to all the houses.

Great information and well laid out for the short amount of time.

  34. Bella Chartrand says:

Trust ‘to’ a Deed is the instrument that transfers the deed to your trust; Trust ‘of’ a Deed is a lien.

  35. Ian Lemke says:

Great stuff: my LLC is the trustee.i an the beneficiary

  36. Roger Clayton says:
